Drag and drop a PDF, DOCX, or TXT file, or use the Document tab for scanned and complex title packages. Multiple files are supported — descriptions queue and process in order. The Manual Entry tab accepts individual bearing and distance calls directly.
After processing, the parcel boundary is placed at its true State Plane location. Toggleable layers show the PLSS section grid, township boundaries, county parcel fabric, and building footprints. The POB pin can be dragged to manually reposition when needed.
The Geo-Location Report PDF includes a satellite aerial with the property boundary overlaid, and a full vertex coordinate table with State Plane easting/northing (US survey feet, NAD83) and WGS84 lat/lon at every corner. Auto-POB anchor, Auto-BOB rotation, State Plane zone, PLSS data, and status badges are all reported.
The Closure Report shows the plotted traverse with annotated bearing and distance labels, area in acres, scale bar, and north arrow. The right panel reports closure status, perimeter, misclosure distance and bearing, Auto-BOB rotation, and PLSS identifiers. The line table below lists every call.
An irregular metes-and-bounds parcel geo-located via Auto-POB with the Center Quarter Corner as the anchor. Auto-BOB detected a 0°03'36" rotation to the PLSS bearing line. The coordinate table lists all vertices with State Plane easting/northing and WGS84 lat/lon. POC→POB commencing legs are shown in a distinct color.
