Legal-Plot is built for title companies, land surveyors, real estate attorneys, civil engineers, and anyone who works with legal descriptions and needs accurate boundary linework.
Legal-Plot handles metes-and-bounds descriptions, aliquot descriptions, and government lot references across all 30 states surveyed under the Township-Range-Section system.
You can upload PDF, DOCX, or TXT files, or paste text directly. Image files (PNG, JPG, TIFF) can be uploaded for preview but text extraction is not available for those formats.
Pricing
One credit processes one legal description through the full pipeline — parsing, coordinate lookup, Auto-POB, Auto-BOB, closure analysis, and all output formats. Credits cost $1.00 each.
No. Credits never expire. Use them whenever you need them — there is no time limit or monthly reset.
Yes. One credit pool works on every product. Buy once, use anywhere — no separate subscriptions or per-product billing.
You are only charged when a description is successfully processed and linework is generated. If parsing fails or the system cannot produce results, no credit is deducted.
Output
Every credit includes all output formats: DXF for AutoCAD, KML for Google Earth, GeoJSON for ArcGIS/QGIS, PDF analysis report, interactive map with ESRI imagery, and SVG plot.
Yes. The DXF output uses State Plane coordinates with a professional layered structure — boundary, curves, bearings, distances, points, and title block — ready for direct import into AutoCAD or MicroStation.
Auto-POB automatically assigns State Plane coordinates to the Point of Beginning using authoritative BLM corner data, geo-referencing the entire traverse with a known accuracy value.
Auto-BOB computes the rotation angle needed to align the description's bearing system with the State Plane Coordinate System grid — the same result a surveyor achieves through manual CAD drafting.
After your parcel is geo-located, Legal-Plot pulls up Google Street View aimed at each boundary corner along the perimeter. Because it knows exactly where the corners sit, the camera points straight at each one — so you can scan for surveyor's lath, flagging, paint marks, fence posts, and visible monuments right after upload. A coverage badge shows how many corners have Street View available.
Yes. Each corner lists the available Street View capture dates, so you can step back through past imagery and compare how a corner looked over the years — useful for spotting monuments, fences, or paint marks that may have changed over time.
Yes. Install the free Legal-Plot Bridge plugin for AutoCAD, Civil 3D, or Carlson, then click Send to Drawing on the Download tab. The closed boundary is drawn directly into your active drawing at its true State Plane coordinates — no file download or import dialog.
Yes. With the Legal-Plot Bridge connected, the Download tab can place the composed legal header onto your sheet as paper-space text — ready to drop into a title block.
They summarize what the engine resolved for a description: POB — Point of Beginning anchored to the controlling BLM CadNSDI corner coordinate; BOB — Basis of Bearings aligned to the State Plane grid; GEO — parcel geo-located in State Plane coordinates; CLO — the traverse closes within tolerance; STV — Google Street View imagery available near the corners.
